Objectives:
- Develop and implement effective leasing strategies to maximize occupancy and rental income.
- Coordinate with Marketing team to support promotional activities that enhance tenants’ revenue.
Job Duties:
- Plan and execute leasing strategies to achieve optimal occupancy and revenue targets.
- Plan and implement appropriate tenancy mix.
- Make procedures for any upcoming Asset Enhancement Initiatives (AEI) works.
- Manage existing tenancies, identify prospects and secure new tenancies
- Establish and build networking channels with tenants and agents to achieve maximum occupancy.
- Manage existing tenancies, monitor tenant performance, and recommend actions to improve revenue.
- Handle tenant inquiries and resolve issues promptly to maintain positive landlord-tenant relationships.
- Check and review tenancy documentation.
- Prepare, review, and recommend lease proposals, budgets, and reports related to leasing activities.
- Conduct regular and ad-hoc market analysis to identify trends and opportunities for improvement.
- Ensure compliance with company policies and market standards while negotiating leases.
- Ensure timely renewal of leases and manage documentation for compliance and audit purposes.
- Support the manager in leading and coaching junior leasing and lease administration team members to ensure effective team performance.
- Perform related duties as assigned by your manager.
Requirements:
Education
- Degree in Real Estate, Business, Marketing or related discipline.
Experience
- Minimum 5 years of leasing experience within the retail and real estate industry in Singapore.
- Those who possess or be able to obtain CEA salesperson's license within short period of time will be an added advantage
- Proven experience in coaching and guiding junior leasing members.
Skills
- Good knowledge of retail market trends.
- Expertise in retail leasing procedures, including regulations and best practices.
- Proficient in MS Office applications.
- Strong negotiation skills.
- Excellent communication & interpersonal skills, with the ability to engage effectively with tenants, vendors, and internal stakeholders.
