ABOUT US Zaleej Real Estate Company (KSCC) is the Kuwait real estate company that manages a diversified portfolio of commercial and residential properties across Kuwait, combining institutional-grade asset management with hands-on operational excellence.

ROLE OVERVIEW The Project Manager leads Zaleej’s real estate development and construction projects from concept through to handover, covering mid- to large-scale residential, commercial, and mixed-use developments across Kuwait. The role takes full ownership of project lifecycle delivery — design coordination, permitting, tendering, construction supervision, commercial administration, and closeout — while managing multidisciplinary teams, external consultants, and contractors. Success in this role is measured by on-time, on-budget delivery, quality of finished assets, and the strength of relationships built with consultants, authorities, and internal stakeholders.

KEY RESPONSIBILITIES Project Planning & Delivery • Lead the full project lifecycle from initiation and feasibility through permitting, tendering, construction, and closeout. • Develop and manage detailed project execution plans (PEPs), budgets, schedules, and resource allocations. • Forecast project cash flow requirements and coordinate timely contractor and consultant payments to maintain project momentum. • Select and onboard suitable consultants, contractors, and vendors, ensuring competitive pricing and proven capability for the scope at hand. • Coordinate closely with architects, engineers, quantity surveyors, legal consultants, and government authorities for permits and regulatory compliance.

Team & Stakeholder Management • Lead internal project teams and supervise external consultants and contractors, providing clear direction and accountability for performance. • Serve as the primary point of contact for all project stakeholders, including senior leadership, regulatory bodies, and utility providers. • Develop and mentor junior team members through structured on-the-job training and clearly defined performance objectives.

Construction Oversight • Monitor site activities to ensure adherence to scope, schedule, budget, quality, and safety standards. • Conduct regular site visits, chair weekly progress meetings, and issue concise project status reports to senior management. • Identify and proactively mitigate risks, change orders, and project delays.

Commercial & Contractual Administration • Negotiate cost, scope, quality, and schedule terms with consultants, contractors, and suppliers to protect commercial and delivery outcomes. • Review, negotiate, and manage construction contracts, procurement schedules, and tender documents. • Approve invoices, monitor financial performance against budget, and enforce cost controls.

Reporting & Documentation • Maintain accurate project documentation including progress reports, meeting minutes, variation logs, and regulatory submissions. • Provide regular project status updates to senior leadership, including risk assessments, mitigation strategies, and forward-looking recommendations.
