Eaton’s Global Real Estate (GRE) team is seeking a Senior Manager, Real Estate Portfolio Strategy, to help shape and deliver Eaton’s global real estate footprint strategy.

Eaton is accelerating growth across electrification, energy transition, digitalization, and advanced manufacturing. As the business evolves, Eaton’s real estate portfolio must be intentionally aligned to business priorities supporting performance, flexibility, talent, and disciplined capital deployment.

This role is responsible for translating GRE’s long range portfolio strategy into a multi year, executable roadmap, guiding where and how Eaton invests, reshapes, or exits its footprint over time. The Senior Manager will lead portfolio analysis, scenario development, prioritization, and cross functional coordination to ensure portfolio decisions are strategically sound and executable across regions and asset types.

Based in Eaton’s Beachwood, OH or Pittsburgh, PA corporate office, this role reports to the Director, Portfolio Strategy & Analytics and partners closely with GRE leadership, sector stakeholders, Finance, HR, IT, Legal, Facilities, and external partners.

The expected annual salary range for this role is $146000 - $215000 a year. This position is also eligible for a variable incentive program.

What you’ll do:

•    Lead development and ongoing delivery of Eaton’s global real estate portfolio strategy, aligning the footprint with business priorities and long term growth plans. 
•    Translate strategic direction into a multi year portfolio roadmap, sequencing actions based on value, timing, risk, and real estate constraints. 
•    Evaluate portfolio scenarios and trade offs to inform decisions related to consolidation, exits, reinvestment, and adoption of portfolio and workplace standards. 
•    Develop and present business cases and executive recommendations that clearly articulate financial implications, risks, and strategic benefits.
•    Partner with HR, IT, Legal, Facilities, business leaders, and the GRE transaction team to execute portfolio strategy, ensuring workforce, technology, change, and site readiness considerations are integrated and actions align with the approved roadmap and strategic intent.
•    Provide ongoing portfolio insights and performance visibility, including utilization, cost efficiency metrics, footprint mix, and progress against the roadmap. 
•    Ensure portfolio actions align with Eaton’s real estate governance, policies, and approval frameworks. 
•    Manage external advisors supporting portfolio strategy, analysis, and implementation.

Qualifications:

Basic Qualifications:
•    Bachelor’s degree from an accredited institution. 
•    Minimum 10 years of experience in corporate real estate, portfolio strategy, management consulting, corporate finance, or enterprise strategy roles, with global exposure.

Preferred Qualifications:
•    MBA/advanced degree from an accredited institution preferred.
•    Real estate strategy or analytics experience strongly preferred.
•    Experience in various real estate asset types (office, industrial, etc).

Skills:

•    Expertise in real estate portfolio strategy, including transaction strategy, portfolio economics, and workplace or space planning. 
•    Demonstrated ability to interpret and communicate financial concepts (e.g., NPV, payback, trade offs) and confidently present business cases to senior business leaders. 
•    Proven success operating in complex, matrixed, global organizations with multiple stakeholders and competing priorities. 
•    Strong leadership, influencing, and stakeholder management skills across executive, functional, and regional teams. 
•    Experience developing multi year strategies and roadmaps that balance near term execution with long term direction. 
•    Ability to translate data and analysis into clear narratives and recommendations that support enterprise decision making.
•    Strategic thinker with strong business judgment 
•    Comfortable working with financials and translating them into leadership level insights 
•    Excellent storytelling, communication, and influencing skills 
•    Strong programmatic mindset without being overly process  or PMO oriented 
•    Data driven, curious, and continuous improvement oriented 
•    Transparent, collaborative leader who operates well in ambiguity
